The Search For Land

We have been actively looking for land for 2 1/2 years. We’ve made offers on three places so far but as I write this we don’t own anything yet. The learning curve is steep though and we have learned a lot.

Lets do a series of articles showing our process, highlighting useful tools and resources, feasibility process, and planning for the first two years.

We have two major themes when we look at any property. Hermitage or Market Farm. In other words is there sufficient population to support a farm, is it a self sufficient homestead with a small business on the side, or is the main focus the farm enterprise? Demographics are the key.

What resources does the land provide? How do we get an idea of the soil quality and slope before we even set foot on the land? How deep and how much water do wells produce?

What steps have we taken to determine feasibility, and how do our findings impact our cost estimates?
